Atlanta STR Ordinance 2.0 Legislative Alert: What You Need to Know for the CDHS Meeting on Tuesday October 15th!

Councilmember Jason Winston's proposed rewrite of Atlanta's STR ordinance tendered last month was welcome news for the STR community. Most notably, it eliminated the legally problematic and overly restrictive residence requirement and the two-unit per resident limitation ("primary residence plus one additional unit"), but required that STR owners and hosts obtain a business license with the additional revenue supporting affordable housing projects.

Of course, CM Winston's proposed legislation was just a starting point. We believe crucial amendments that could dramatically affect your short term rental may be considered at the Community Development/Human Resources Committee (CDHS) Meeting on Tuesday, October 15th at 1:30 pm.


We urge you to attend the meeting and make a brief public comment expressing support for reasonable regulation and highlighting the positive contributions of STR's to the Atlanta community. Comments limited to three (3) minutes per speaker and are given at the beginning of the meeting. Helpful comments include:

  • The importance of enacting reasonable regulations that allow STR's to continue serving the local community while insuring our guests are not disturbing their neighbors.

  • The best practices you employ to insure respectful guest behavior. Examples include house rules barring parties and establishing quiet hours and using electronic monitoring such as cameras and noise and smoke detection devices.

  • Describe your typical guests. Examples include families visiting their family for weddings, holidays, birthdays, and other special occasions, business people attending conferences and servicing clients, visitors attending concerts, shows, sporting events, parents dropping their children at college, and local residents renovating or repairing damage to their home.

  • Economic benefits generated for the local community including contractors servicing your STR (cleaners, handymen, subcontractors) and guest dollars spent at local attractions, theaters, restaurants, shops, and markets. Click here for Airbnb's 2023 Economic Impact Report.
